One of North Texas’ most successful residential communities is gearing up for a major expansion. The $1.2 billion Windsong Ranch project in Prosper is already home to almost 2,500 people.
Opened in 2014, the more than 2,000-acre residential development has been one of the most popular Dallas-Fort Worth destinations for new homebuyers.
Craig Martin, president and partner in Windsong Ranch developer Tellus Group, said about 168 homes are currently under construction in the project, which is just west of the Dallas North Tollway.
Tellus Group just filed design permits with the state for the next phase of construction at Windsong Ranch, including new hike-and-bike trails, community centers and additional infrastructure.
“Six million dollars more in major roads and utilities are set to start in early 2021,” Martin said. “Amenity center number three starts in spring 2021.”
Martin said the Windsong Ranch is just over 50% developed, with an additional 370 homebuilding lots now under construction. The project is planned to have more than 3,200 houses.
Home sales at Windsong Ranch have gone up since last year, when the builder opened a 5-acre Crystal Lagoon water feature for the exclusive use of residents.
The U.S. Highway 380 corridor in Denton County where Windsong Ranch is located is seeing some of the highest new home sales in North Texas, according to the latest reports from Dallas-based housing consultant Residential Strategies.
Dallas-Fort Worth single-family home starts soared by more than 34% in the third quarter from a year earlier as buyers rushed to take advantage of low mortgage rates.
D-FW builders sold more than 11,500 houses in July, August and September, an increase of about 21% from the same period last year.
